Commercial & property managers

Damp and mould across blocks, portfolios and commercial space

Managing agents and FM teams need findings that survive scrutiny from leaseholders, clients and insurers. We inspect the fabric, evidence the cause, and hand you a schedule you can actually put out to tender.

Where we help

Block & communal surveys

Corridors, basements, risers, roof-level plant areas and repeat-defect patterns across stacked units.

Tender-ready schedules

Specifications structured so you can go to market, compare like for like and evidence the decision to a client or board.

Leaseholder & demise disputes

Independent findings on where moisture originates, which matters when responsibility sits across a lease boundary.

Out-of-hours attendance

Where occupied commercial space cannot be disrupted, we can arrange inspection outside trading hours by agreement.

Planned maintenance input

Findings framed for PPM cycles and reserve-fund planning rather than reactive one-off repairs.

Reporting that stands up

Multi-unit sites generate arguments about cause and responsibility. Our reporting is structured to answer those arguments with readings and photographs rather than opinion, and to give you a defensible position when you go back to a client, a leaseholder or an insurer.

Request an example report structure
  • Site-wide summary plus per-demise findings
  • Cause analysis and moisture readings per location
  • Risk and occupant-impact commentary
  • Immediate / planned / monitor prioritisation
  • Photographic evidence pack indexed by unit
  • Fixed-price works quotation issued after diagnosis

Commissioning and fees

Commercial and block surveys are quoted on scope — number of demises, communal extent, access arrangements and reporting format. Indicative survey fees start in the region of £355 and rise with the size of the site; the figure is confirmed in writing before we attend. Remedial works are never priced before diagnosis, and we do not issue package rates for works we have not specified.
