Damp & Mould
Damp & mould services
Diagnostic surveys, then the remedial works that actually resolve it
Condensation and mould, penetrating damp, suspected rising damp or leak damage — we establish the cause on site, evidence it properly, and only then price the remedy.
Survey options and indicative fees
Ranges below are indicative survey fees, excluding VAT, and are confirmed in writing before we attend. They cover the inspection and the report — no remedial works are priced at this stage.

Remedial works pricing
We publish no remedial prices, packages or "from" figures. The scope depends entirely on what the survey finds. Every works quotation is itemised, fixed-price and issued after diagnosis.

Mould is a symptom. We're interested in the cause.
Black spotting in a corner, a musty smell, misted windows or staining behind furniture usually points to a moisture and temperature imbalance — but it can equally be a failed seal, a blocked gutter, a slow plumbing leak or an insulation gap. Treatment without diagnosis is why so many properties are treated twice.
- We record readings, not impressions
- We separate occupancy factors from building defects, without blaming residents
- We write the specification so it can be priced by anyone

Remedial works we carry out
Scope is set by the survey findings — this is the range of work we deliver, not a menu to pick from.
Ventilation & moisture control
Extract upgrades, continuous-running units, positive input ventilation, trickle provision and airflow verification.
Fabric repairs
Pointing, rainwater goods, thresholds, seals, cold-bridge and insulation improvements where the survey shows they are the cause.
Damp-proofing
Targeted damp-proof course work, tanking and re-plastering — only where evidence supports it, never as a default answer.
Mould treatment
Safe removal and treatment of affected surfaces, with sequencing so treatment follows the fix rather than masking it.
Make good & redecoration
Plaster repairs and decoration to leave the room usable, with post-works photographs for your record.
Verification revisit
Follow-up readings after the works to confirm the environment has actually changed, not just the appearance.
Basement waterproofing, tanking & pump systems
Below-ground spaces fail for a reason: water is under pressure and has to be managed, not covered up. We inspect the basement, establish where the water is entering and how much of it there is, then specify the appropriate system — cementitious tanking, cavity drain membrane, or a drained system with a sump and pump.
Getting this wrong is expensive: a failed basement damages finishes, stored contents and in some cases the structure itself, and the second attempt costs more than the first. Specified correctly, the space stays dry and usable.
Final specification and price follow assessment.
How surveys and pricing work
01
Building survey
A competent surveyor inspects the property and records the relevant measurements, defects and photographic evidence.
02
Findings report
The evidence is reviewed and the cause, risks and required remedial scope are set out clearly.
03
In-house commercial review
Our quantity-surveying function measures and prices the specified works.
04
Clear quotation
The client receives a defined scope and quotation before deciding whether to proceed.
Common questions
Awaab's Law — the timescales
Awaab's Law applies to social housing in England. The duty depends on how the hazard is classified, not on the fact that mould has been reported.
- Emergency hazards — investigated and made safe within 24 hours.
- Significant damp and mould — investigated within 10 working days, made safe within 5 working days of the investigation concluding.
- A written summary is generally required within 3 working days of the investigation concluding.
Our role is practical: inspect the building, record the findings and set out a defined specification — and carry out the remedial works where we are instructed. The evidence establishes the position.
