Awaab's Law — the timescales

Awaab's Law applies to social housing in England. The duty depends on how the hazard is classified, not on the fact that mould has been reported.

  • Emergency hazards — investigated and made safe within 24 hours.
  • Significant damp and mould — investigated within 10 working days, made safe within 5 working days of the investigation concluding.
  • A written summary is generally required within 3 working days of the investigation concluding.

Making a home safe is not the same as completing every repair. Private landlords and commercial owners fall outside Awaab's Law, though other repairing and fitness duties still apply.

Our role is practical: inspect the building, record the findings and set out a defined specification — and carry out the remedial works where we are instructed. The evidence establishes the position.

Working with us at scale

For multi-property programmes we agree a survey rate per property type up front, a reporting template that fits your systems, and an attendance pattern that suits your patch. Remedial works remain quoted case by case after diagnosis — we will not put a blanket price on works we have not yet specified.
